Three-Bedroom Condos in Reunion, Six Miles From Disney

Balcony view over a fairway at Reunion Resort in Kissimmee, Florida, with palm trees and the Reunion Grande in the distance

If you want three bedrooms in Reunion and you're here for the parks, start with four condos we manage inside the gates: Golf Course View | 3BR | $50 Theme Park Credit in Heritage Crossing, Golf View Condo w/ Pool Access and $50 Park Credit, Golf View Condo w/ $50 Theme Park Credit Near Disney, which takes a pet with approval, and Vacation spot at Reunion w/ $50 Theme Park Credit, a renovated three-bedroom within walking distance of pools, the gym and restaurants. Each sleeps six. Each comes with a $50 credit toward park admission through our ticketing partner. If your group is seven or eight, skip to the two homes further down, because the answer changes.

That's the short version. The longer one is about which of these actually suits your week, and that turns out to hinge on three things most listings bury: how many people are really coming, which neighborhood inside the resort you land in, and whether you've understood what resort access does and doesn't include.

The number six is doing a lot of work here

Every one of those four condos caps at six guests, and that cap includes children. Two adults and two kids: comfortable, with a spare room. Two couples and two kids: still fine. Two families of four: not these condos.

The layouts repeat in a useful way. In the Heritage Crossing condo the primary has a king, the second bedroom a queen, and the third holds two full-size beds, which is the room that quietly solves the sibling problem. Nobody shares. Nobody gets the sofa. The same two-full-beds arrangement shows up across these Reunion condos, and it's the reason a three-bedroom here handles a family better than two hotel rooms do, with a kitchen, a washer and dryer, and somewhere to sit after the kids are down.

If you're seven or eight, two homes in our Reunion portfolio open up. Gathering paradise with golf view and game room sits in the Homestead division, sleeps eight, and has a pool, spa and game room, which is a different kind of evening entirely. Stylish lux condo w/ $50 Theme Park Credit Near Disney is a modern corner condo with golf views that also sleeps eight and carries the same park credit. Both are three-bedroom. Neither asks you to move up to a five-bedroom villa and pay for rooms you'll never open.

Heritage Crossing, Centre Court Ridge, and why the neighborhood matters

Reunion is big enough that "in the resort" isn't an address. The condo neighborhoods sit against different courses, and the walk to a pool varies from a minute to a drive.

Heritage Crossing is where two of our condos sit, and it has two of its own pools within walking distance. Golf Course View | 3BR | $50 Theme Park Credit looks over the 11th green of the Palmer course from two terraces and sits on the ground floor, which matters more than it sounds when you're hauling a stroller, a cooler and four park bags at eleven at night. Golf View Condo & Resort Pools w/ $50 Park Credit is newly renovated and keeps a high chair and a hot tub in the mix.

Centre Court Ridge puts you a short walk from the Reunion Grande and close to Seven Eagles Pool, where the Cove bar and grille does light food and smoothies poolside. That's the neighborhood for a group that wants to walk to a drink rather than drive to one.

Ground-floor terrace of a three-bedroom condo at Heritage Crossing, Reunion Resort, overlooking the 11th green of the Palmer golf course

The renovated three-bedroom at Reunion is pitched on exactly this: golf views, and pools, gym and restaurants on foot. For a family that wants one park day, one pool day, one park day, that walkability is worth more than another bathroom.

What "resort access" actually buys you

Read this part before you book anywhere in Reunion, including with us. Our condo guests receive a pool access card covering eight resort pools and the fitness center, plus the on-site restaurants and bars. The water park, the golf courses and the tennis courts are not included under the current rental policy for these condos. Golfers can look for tee times through Golf Now.

One home in our Reunion portfolio is different, and it says so on the tin: Reunion Resort Villa: Private Pool, FULL Amenity Access, a five-bedroom with its own pool and golf views. If full amenity access is the thing your trip is built around, that's the villa to look at, and it's a bigger house at a bigger price.

Why labor the point? Because the resort's own marketing talks about the 54 holes designed by Palmer, Watson and Nicklaus, the five-acre water park, clay tennis courts, pickleball, mini golf and Footgolf, and a lot of guests arrive assuming a condo booking hands them the lot. It doesn't. Eight pools and a gym is a genuinely good deal for a family on a park week. It just isn't everything on the brochure.

The park math, and the car

Reunion sits off I-4 southwest of Orlando, about six miles from Walt Disney World, which in practice is ten to twenty minutes depending on the park and the hour. Animal Kingdom is the closest of the Disney parks. Disney Springs is a short run for a dinner that isn't inside a park. Universal and SeaWorld are further out toward International Drive, roughly half an hour each. Orlando International is about half an hour by toll road, and Celebration and ChampionsGate are both a few minutes away when you want groceries or a restaurant outside the gates.

Rent a car. Reunion is gated and easy for Uber and Lyft to reach, and there's a first-come shuttle at a per-person cost, but a family doing four park days with afternoon breaks will want its own vehicle. The afternoon break is the whole argument for staying here: six miles back to a quiet pool while the park fills up, then back in for the evening.

The $50 theme park credit attached to these listings applies through our partner ticketing site and covers more than Disney. Universal, SeaWorld, Aquatica and Gatorland are among the eligible destinations. The promo code and redemption details come to your inbox after booking, and it applies to tickets for your stay dates.

The evening, which is the part people underestimate

You will not want to do anything after a park day. Plan the home around that, not around the brochure photos.

These condos all have in-unit laundry, which on a seven-day trip with a pool day in the middle means you pack half as much. Several of them put a soaking tub and a separate walk-in shower in the primary bathroom. The kitchens are full-size, with a dishwasher, and the breakfast-at-home habit saves you the worst meal of the day, the one you eat standing up inside the park gates.

Game room with seating and golf course view at a three-bedroom vacation home in the Homestead division of Reunion Resort

Where a home has a spa or a game room, it changes the evening. Gathering paradise has a pool, spa and game room on site, which is why it works for a group that wants a non-park day without going anywhere. Spacious, game room, golf view, private pool & BBQ adds a theater room to that, overlooking the 2nd green of the Nicklaus Tradition course on the west side of the resort. That's a five-bedroom, so it's a different trip and a different budget, but it's the answer when two families travel together and the teenagers need somewhere to go.

Pets, high chairs and the things that actually decide a booking

If you're bringing a dog, Golf View Condo w/ $50 Theme Park Credit Near Disney allows one pet with prior approval and a pet fee. Most of our Reunion condos are pet-free and smoke-free, so this is a short list rather than a preference.

Traveling with a baby changes the shortlist too. Several of these condos list a high chair, and some provide a Pack 'n Play and high chair at no extra charge while others arrange them on request with a fee. It's a small difference that lands squarely on your first morning, so ask us which applies to the unit you're looking at and we'll tell you straight.

Check-in is keypad. No office, no key pickup, no desk queue after a late flight. The address and access code arrive before arrival.

Booking it, and what we do once you have

Give us your dates and the real head count, including children, and we'll match you to the right unit rather than the one that happens to be open. Three bedrooms in Reunion sell as a block of near-identical listings on the big travel sites, and they are not near-identical: floor level, neighborhood, pet policy, bathroom count and walk-to-pool distance all vary, and we know which is which because we inspect them.

We've been doing this in Greater Orlando for over twenty years, locally owned and independently operated. Book direct and you get our best rate guarantee, hotel-grade cleaning between guests, 24/7 support and a local team you can text when the park closes early or the weather turns. That last one is the part guests remember. The rest is table stakes.

Tell us when you're coming and who's coming, and we'll point you at the right door.
