Where to stay in Kissimmee for Disney Marathon Weekend

Single-storey Kissimmee vacation home with screened private pool and patio furniture under a January morning sky

Here is the direct answer first: in our Kissimmee portfolio, the homes we can point you to for January run four and five bedrooms rather than three. Two of them are townhomes that sleep eight, two are single-family houses that also sleep eight, and one is a five-bedroom house that sleeps ten. If your group is four to eight people and three bedrooms was a proxy for "enough space without renting a mansion," these work. If you need three bedrooms exactly, tell us and we'll check what's open across the thirty-two homes we manage in Kissimmee for your dates.

On price: nightly rates in early January move with demand, and Marathon Weekend is one of the weekends they move most. We don't post a rate here that will be wrong by the time you read it. Book direct and the rate is covered by our best-rate guarantee, and we'll give you the full number with taxes and fees before you commit, not after.

The weekend itself, and why it changes where you want to be

Marathon Weekend isn't one race. It's a 5K, a 10K, a half and the full marathon spread across four days, plus the Goofy and Dopey challenges for people who have decided sleep is optional. The marathon goes off at 4:30 in the morning. That single fact should shape your booking more than anything else on this page.

Nobody in your house is going to sleep through a two-in-the-morning alarm, a kitchen light and a car door. So the question isn't just how many bedrooms. It's whether the runner can get up, eat, dress and leave without waking the people who are coming to watch at mile twenty.

The expo and the bag drop operate out of the sports complex off Victory Way, between the 192 corridor and Osceola Parkway, which puts most of Kissimmee on the right side of the map for the week. You will want a car.

The five Kissimmee homes to compare

These are the ones we'd put in front of you first.

  • Kissimmee Home | Private Pool | Near Disney — five bedrooms, sleeps ten, in Lake Berkley. Screened private pool, pool table, and the only one of these with wheelchair-accessible features listed. The king master has its own bath.
  • Private Pool House w/ Spa, Near Disney & Gym — four bedrooms, sleeps eight, also in Lake Berkley. Private pool and spa, two master suites, a three-way split bedroom layout, and a game room. Lakefront, with the resort's walking trails and fitness center.
  • Near Disney | Private Pool | 4 Bedrooms — four bedrooms, sleeps eight, at Eagle Pointe. Private pool (unheated), a garden tub in the master, and thirty-two guest reviews behind it averaging 9.8.
  • Renovated 4BR Near Disney | Pools, Jacuzzi & Gym — four-bedroom townhome in gated Venetian Bay Villages off the 192. Ground-floor king suite with en-suite bath, four resort pools, a jacuzzi and a fitness center. Perfect rating across eight reviews.
  • 4.5mi to Disney World | King Suite & Jacuzzi — the Disney-themed townhome in the same gated community. Downstairs king master with a jacuzzi tub, a junior master upstairs, a twin room and a bunk room. Washer and dryer on both floors, and a stair gate if you're travelling with a toddler.

If someone in the house is running at 4:30 in the morning

Put the runner downstairs. Both Venetian Bay townhomes have a ground-floor king master with its own bathroom, which means the alarm, the shower and the front door all happen on a different floor from everyone else. The five-bedroom house at Lake Berkley solves it differently: it's all on one level, with the king suite's own bath separating it from the rest, and two more queen rooms and two twin rooms for whoever is sleeping in.

The Lake Berkley house with the spa makes a case worth taking seriously for runners. A three-way split layout puts real walls between the sleepers and the early riser, and there's a hot spa to climb into when you come back from twenty-six miles on Osceola Parkway asphalt. That's not a nice-to-have in January. Legs seize up.

One thing to know about pools in January

Florida in January is lovely for running and cold for swimming. An unheated pool in the first week of the year is a pool you look at. Two of these homes offer pool heat as an optional add-on, ordered at least seventy-two hours ahead for a nightly fee plus tax. The Eagle Pointe house doesn't have a heating system on its pool at all, which matters if the children have been promised a swim.

The resort amenities change the maths here. Venetian Bay Villages has four pools, a community jacuzzi, a fitness center, playgrounds and tennis, basketball and volleyball courts, and the renovated townhome sits a short walk from the clubhouse pool. Lake Berkley has a guard-gated entrance, a clubhouse with a fitness center, tennis, a playground and a lakefront beach area with walking paths. Those paths are genuinely useful during race week when someone wants to shake their legs out without driving anywhere.

Townhome or house?

Both Venetian Bay townhomes run about thirteen hundred square feet over two floors with three bathrooms. The two Lake Berkley houses are nearer two thousand square feet, single-storey, with their own pools. The Eagle Pointe house sits between them at a little over eighteen hundred.

Square footage is the wrong way to think about it, though. The real difference is whether you want a private pool deck twenty feet from the kitchen or a gated resort with four pools and a gym you can walk to. Groups with young children tend to prefer the private pool: nobody has to be dressed to use it. Groups who are out at the parks from dawn until closing barely use either, and are better off choosing on bedroom layout and bathroom count.

The townhomes have one quirk worth flagging. Venetian Bay doesn't allow commercial vehicles, work trucks or vans, RVs, trailers or boats on the property, and security needs your license plate before you arrive. Send it to us ahead of time and the gate opens without a conversation.

Feeding a group during race week

Every one of these has a full kitchen, a dishwasher and a washer and dryer, which is the actual argument for a vacation home over hotel rooms when you're carb-loading on a schedule and washing running kit every night. Four of them have a coffee maker and a toaster in place; the Lake Berkley spa house and the five-bedroom add a kettle. If you've ever tried to make oatmeal at 2:45 in the morning in a hotel room, you already understand the appeal.

The 192 corridor is minutes away from both communities for groceries and restaurants. Old Town sits on the 192 with its ferris wheel and its Saturday cruise-in of restored cars, free to walk into, which is a decent low-energy evening for the people who aren't racing. Celebration's downtown, around the lakefront on Sycamore Street, is ten to twenty minutes from most of these addresses and parks for free. The rest of the family can spend a morning there while the runner sleeps.

What to settle before you book

Four things decide this, and all four need live answers for your exact dates:

  • Availability and minimum stay. Early January fills, and race weekends carry minimum-night rules at some properties.
  • The all-in total. Nightly rate plus taxes and fees, and pool heat if you want it, which has to be ordered at least three days ahead.
  • Bedroom count. If three bedrooms is a hard requirement rather than shorthand for space, say so and we'll search the full Kissimmee list.
  • Theme park tickets. We sell discounted Disney, Universal and SeaWorld tickets, and some properties carry a $50 ticket credit. We'll tell you which applies to the home you choose.

Booking with us

We're locally owned and independently operated, managing vacation homes across Greater Orlando from Kissimmee out to Davenport, Champions Gate and Reunion. Every home is inspected and cleaned to hotel standards between guests, and there's someone on the end of the phone twenty-four hours a day, which is the thing you want at four in the morning on race day when the smart lock is being difficult.

Send us your dates, your group size and whether three bedrooms is firm. We'll come back with what's actually open, what it costs all in, and which of these houses suits the way your weekend is going to run.
