Kissimmee homes for eight to twelve people

Screened private pool deck and patio at a single-storey vacation home in Kissimmee, Florida, in afternoon sun

A small group in Kissimmee usually means six to twelve people, one or two cars, and a week built around theme park days. The decision that actually shapes the trip isn't the bedroom count, it's whether you want a townhome inside a gated resort where the pool is a shared one a short walk away, or a house with its own screened pool out the back door. Both exist in our Kissimmee inventory, and they produce very different evenings.

Here's the shortlist I'd put in front of a group of eight, and the one I'd hand a group of ten.

The townhome route: resort pools, gym, and a king bed on the ground floor

If nobody in your party cares about having a pool to themselves, the two Venetian Bay Villages townhomes are the easiest booking in the portfolio. Both are four-bedroom, three-bath, 1,300 square feet, sleeping eight, inside a gated resort off Highway 192 in central Kissimmee.

Renovated 4BR Near Disney | Pools, Jacuzzi & Gym is the one I send multi-generational groups to, because the king suite with its own bath sits on the ground floor. Nobody climbing stairs at eleven at night. Upstairs holds a queen junior suite and two twin rooms, there's a TV in every bedroom, and the clubhouse pool is a short walk from the front door. Parking is directly out front. Eight reviews, all of them perfect so far.

4.5mi to Disney World | King Suite & Jacuzzi sits in the same resort with the same footprint, but it's been done up with Disney touches, including two themed kids' rooms, one with twin beds and one with a twin-over-twin bunk. The downstairs master has a jacuzzi tub. There's a stair gate, board games, washer and dryer on both floors, and lake access through the resort. If your group includes children under about ten who will lose their minds over a themed bedroom, this is worth the small premium of enthusiasm it will generate.

Both give you a full kitchen, in-unit laundry, and access to the resort's four pools, jacuzzi, fitness center, playgrounds and sports courts. Both are gated, with security at the entrance, and both resorts ask for your license plate before arrival so you can be cleared at the gate. Note the vehicle rules: no commercial vehicles, work trucks or vans, no RVs, boats or trailers. Groups arriving in a sign-written van get turned around, and it happens more than you'd think.

Or a house with its own pool, which changes how the week runs

A private pool matters more in Kissimmee than it does almost anywhere else, because of what a park day does to people. You come back at four in the afternoon, sunburnt and footsore, and the difference between walking out your sliding door into your own water and getting everyone presentable for a communal pool is the difference between a second wind and an early night.

Three houses do this, all sleeping eight, all in Kissimmee.

  • Private Pool House w/ Spa, Near Disney & Gym — four bedrooms, 1,960 square feet in Lake Berkley Resort, with a private pool and spa, a game room, and two master suites. The three-way split bedroom layout is the quiet selling point: two couples travelling together get real separation instead of sharing a hallway. Guard-gated, with a fitness center and a lakefront beach area with walking trails. Nine reviews, averaging just shy of perfect.
  • Near Disney | Private Pool | 4 Bedrooms — four bedrooms, two and a half baths, 1,822 square feet at Eagle Pointe, with a private pool and a furnished patio. Thirty-two reviews and a 9.81 average, the most reviewed of this group by a distance, which is its own kind of reassurance. One thing to know going in: this pool has no heating system, so it's a warm-months home rather than a January one.

That heating distinction is the single most useful thing on this page for anyone travelling between December and February. Central Florida nights in winter are cooler than visitors expect, and an unheated pool goes from amenity to ornament. At the Lake Berkley house and at the five-bedroom below, pool heat is available as an optional extra, ordered at least 72 hours ahead.

When there are ten of you

Kissimmee Home | Private Pool | Near Disney is the one that stretches to ten without anyone sleeping on a sofa. Five bedrooms, three baths, 1,960 square feet in guard-gated Lake Berkley: a king master with en-suite, two queen rooms, and two twin rooms. The screened private pool is the main event, and there's a pool table indoors for the evening after a park day, plus the resort's clubhouse pool, tennis courts and fitness center. It's listed as wheelchair accessible, and guests must be 25 or older to book.

Groups of ten often default to a five-bedroom when four bedrooms and a good layout would serve them better. If you're ten people in two or three family units, the five-bedroom is right. If you're eight adults who want space, the four-bedroom with dual masters will feel larger than its room count suggests.

Where these homes actually sit, and why it matters

Kissimmee isn't one place. The Highway 192 corridor runs west toward the Disney gates, and the further west you are, the shorter the morning drive. The Venetian Bay townhomes sit in central Kissimmee off 192, close to Osceola Parkway and the 417. The Lake Berkley houses sit near the junction of 192 and 535. Orlando International is roughly half an hour from any of them, and SeaWorld and Universal are both easy drives, though Universal takes longer than the map suggests once I-4 gets involved.

The thing visitors miss is that Kissimmee has a life of its own outside the park gates. Old Town, on West Irlo Bronson Memorial Highway, runs car cruises every Friday and Saturday night, year-round, alongside carnival rides and live music on brick-lined streets. If classic cars are your thing, that alone justifies a non-park evening. Downtown, the Broadway district holds more than thirty independent restaurants, heavy on Latin and Caribbean cooking, with Osceola Arts nearby. Kissimmee Lakefront Park on Lake Tohopekaliga has a fishing pier, a splash zone, picnic areas and the Monument of States, and it hosts concerts, food truck festivals and a biweekly farmers market. The Paddling Center at Shingle Creek runs a seven-mile paddle trail down into Lake Toho. The Silver Spurs Rodeo comes round in February and June at Silver Spurs Arena, with Boots, Bulls and Barrels in October.

Gatorland is the one I'd push hardest for a half-day that isn't a theme park: alligators, crocodiles, a petting zoo, and a zip line that runs over the marsh.

What to pin down before you book

Four things, in the order they cause problems:

  • Pool heat. Ask whether the home's pool heats, and order it in advance if you're travelling in cooler months. It's an optional nightly charge where it's offered.
  • Vehicles and gates. Gated resorts need your plate ahead of arrival, and several prohibit commercial vehicles, trailers and RVs outright.
  • Who's actually in the bed. Two twin rooms sleeping four children is a different trip from four adults needing doubles. Check the bed layout, not just the headline occupancy.
  • Booking age and house rules. Some homes set a minimum booking age and quiet hours. None of our Kissimmee homes above take pets.

And a practical one: every home here has a full kitchen, a dishwasher, and a washer and dryer in the unit. For a group doing four or five park days, that matters more than almost any luxury amenity. You'll eat breakfast at the house, you'll wash the pool towels, and you'll leave with a suitcase of clean clothes.

Booking it

We're locally owned and independently operated, managing vacation homes across Greater Orlando near Disney, Universal and the rest. Every home gets a quality inspection and hotel-grade cleaning between guests, and there's 24/7 guest support, which in practice means a local number rather than a chatbot when the gate code doesn't work at eleven at night. Book direct and you get our best rate guarantee and guest perks, and we can sort discounted Walt Disney World, Universal and SeaWorld tickets at the same time.

If you tell us the size of your group, the dates, and whether you need a bedroom on the ground floor, we'll tell you which of these four or five homes is open and which one actually fits.
